When refurbishing Hotel/Motel units, or planning a new project there are many important aspects to consider from the very beginning.

The Plan - Is your plan achievable?  Do you need to seek professional advice?  The first consultation is usually free.

Budget - Even the small items can add up.  Do your expectations match your budget?  ‘A Rolling Refurbishment’ can be practical & manageable.  Consider the long term, my advice is to refurbish a smaller number of units completely per year.  As opposed to spreading the budget too thinly.

Hospitality refurbishment & interior design tips

Exteriors - stand in the street & examine your property - signage, gardens, lighting, paint work.  First impressions are very important.  You want your property to look smart, clean, tidy & inviting.  Prune shrubs, plant tubs of flowers, water-blast everything - the building, the drive, car parks, fencing, stairwells and pathways.

Guest rooms - keep it neutral - carpets, tiles, kitchen & bathroom colours, wall colours.  Resist the urge to add personal taste. The rooms will remain classic & tasteful for many years & not quickly out date.
A colour consultant can save costly mistakes coordinating the neutral base colours together and introducing special features & impact colour.

Window treatments need to provide privacy & block out light.  New triple weave fabrics are available that do not require lining - eliminating the mould problem.  Should drapes require a lining I recommend detachable linings for easy cleaning.

Soft furnishings & accessories are where you can add colour cost effectively - bed covers, cushions, art - there can easily be changed & updated to reflect current colour & style trends.
New micro-fibre bedding is economical & comfortable, light but warm & can be washed, dried & back on the bed in two hours.

Furniture - size is essential to maintain flow.  It is important not to clutter a room.  It costs no more to have custom made furniture that can be designed to fit the room.  Made to measure furniture offers more flexibility to specify hard wearing surfaces such as laminates that are stain resistant & maintenance free.

Sofa beds should be of excellent quality & remember to allow space for the inner to open without your guest having to rearrange furniture.

Housekeeping - how long will it take to make up the room?  Is the bedding quick & easy for one person to make the bed?  Are the fittings & surfaces fussy & difficult to clean or streamlined & quickly polished?

Lighting - guests love to read in bed.  Provide over head wall lights & an adjustable standard lamp beside the sofa or arm chair.
